✅ The rental yield test
If annual rent / property value is less than 3% (called rental yield), renting is generally the financially sensible choice. Most Indian metro cities have rental yields of 1.5-2.5%. At a 2% yield, the renter who invests the EMI-rent difference consistently outperforms the buyer over 20 years.
The case for buying
Stability — you cannot be asked to vacate. Emotional satisfaction of ownership. Forced savings through EMI. No annual rent increase. If you plan to live in the same city for 10+ years and can afford the EMI comfortably (under 35% of take-home), buying increasingly makes sense.
The case for renting
In cities like Mumbai and Bengaluru, a Rs 1.5 crore apartment rents for Rs 25-30k/month (2% yield). The EMI on a Rs 1.2 crore loan (after down payment) at 8.5% would be ~Rs 1.04 lakh/month. The Rs 74k difference invested in equity mutual funds for 20 years builds Rs 6.5 crore — likely more than the property appreciation.
